The best time to buy Austin, Texas real estate is the best time for your personal circumstances.

Wherever you are, whatever the market conditions, it is always a good time to buy if you are ready, willing, and able. This, in the simplest terms, is the secret to real estate.

The market in your area may have the most favorable buyer’s conditions on the planet.   However, if you are not able to buy because you cannot get financing or have the cash to buy, then it is a bad market and bad timing for you

The opposite is also true. The market can be totally in the seller’s favor; but if you have the means to purchase and a desire to own your own home, then the market it right for you.Buy real estate when the timing is right for you and you will be satisfied.

Buy with the intention of never selling and you will be a smart investor. You will sell eventually but if you buy with the intention of never selling, you will be able to pick the timing and the market that meets your personal criteria.

Real estate markets go up and down, but over the long haul (30 years+) real estate is always worth more than when it was purchased.

As we know, many areas in the nation are declining in value. In some of the hardest hit areas, prices have declined to the same value as in 2003. But what houses sold for in 2003 was markedly higher than what they sold for in 1993 or 1973.

Not every home in these declining markets is for sale. People do not sell because the prices have declined; they sell because their personal circumstances and/or desires dictate that they do so.

Austin Market Up & Down

Austin real estate stays strong: even though inventory is up…so are home values.

Austin is still in a Seller’s Market.  Home values are still increasing.  However, the number of homes sold has declined.  Currently, the supply of homes listed for sale is up over 25% while the number of sold homes for the same time last year is down by about 17%.  Homes currently in escrow have declined by 67%.  The decline in pending sales could move the market in to the buyer’s favor.

Now, even though those figures may sound a little scary, there are some things I would like to bring to your attention to put your mind at ease.

  • Home values are still increasing even though the inventory is on the rise.  In most cities, when the inventory goes up, the prices come down.
  • Austin home values are expected to increase by about 6% in the year 2008.  Some areas will see an even higher increase in values.
  • Austin is the third top Seller’s Market in the nation; Austin has some of the most affordable housing in the nation.
  • Austin has been on several of the Forbes.comBest City to…” lists.
  • Entrepreneur Magazine has rated Austin as one of the Top Places To Buy, whether an investment property or as a personal residence.
  • Inventory is up, giving Buyers a great selection of homes to choose from.
  • Home values are up, giving sellers reasonable profits and homeowners great equity.
  • Austin ranked #3 in the Best Cities for Jobs in 2008 (Forbes Magazine). Austin Stands Strong

Last week I told you that Forbes.com had found Austin , Texas to have the second best drinking water in the United States. Well, Forbes.com has found Austin to be in the top ten again, in a completely different category.

The City of Austin has proven to be one of the strongest to withstand a downward economic cycle. On April 29th, Forbes.com issued a report on America’s Most Recession Proof Cities. Austin, Texas was rated #3 out of the top 10 cities.

The report was based on the 50 largest metropolitan statistical areas’ housing market, job growth and unemployment figures among other considerations. The Austin-San Marcos metropolitan statistical area rates #48 in the nation among the top 50 according to Federal Communication Commission.

Austin boasts one of the lowest unemployment rates in the country. Even better news is that unemployment in the Austin area has dropped from 3.8% to 3.6%.Job growth is predicated to continue.

Austin also boasts some of the most affordable housing in America. Our housing market is steady with a slight increase in values.

There is every reason to live in the Austin area, with every type of housing and lifestyle available, even more importantly there are the jobs to support a respectable lifestyle with a reasonable cost of living.

If you live in Austin, then count yourself lucky; if you do not live in Austin, Texas then maybe you should consider relocating to one of the finest, coolest, strongest cities in the good ole US of A!

The opening lines to this blog are an excerpt from the song, Cool Water, sung by the Sons of The Pioneers. I wanted to let Dan, Austinites and the rest of the nation know that the cool, clean drinking water is right here in Austin, Texas.

Forbes.com has found Austin, Texas to be #2 in the nation for clean drinking water. Here is what Forbes.com had to say, “Austin has a lot going for it, including clean drinking water. The Austin-San Marcos region was among the top 10 metropolitan statistical areas for lowest levels of lead, turbidity and haloacetic acid.” (Haloacetic acid is a byproduct of drinking water chlorination.).

So, Austinites, let’s all make a toast to the great City of Austin, Texas with a drink of water straight from the tap.

Drinking water has been a topic of concern for many years as proved by the consumption of bottled water growing each year due to the perception that bottled water is cleaner to drink than tap water. Recent studies have shown that this may not be the case. Depending on the bottling process, source and the container, bottled water may not be any better for drinking than your tap water. The water in Austin is probably cleaner than the one you are paying extra for in the bottle.

Green living activist are concerned about the high consumption of drinking water because of the impact on the environment in producing and disposing of plastic bottles. According to Eric Yaverbaum, co-founder of the new pro-tap water campaign, Tappening: “We’re spending millions of dollars a year to clean waste in the water stream from plastic bottles that are discarded,” . According to Forbes.com, Austinites can certainly help in this campaign by turning on their taps.
